Sobha Hartland 2 is Sobha Realty's second master community in Mohammed Bin Rashid City, on the Ras Al Khor side, between the Ras Al Khor Wildlife Sanctuary and Meydan. The developer describes it as an 8 million sq ft gated community with around 90 acres of open space and lagoon-side living across both the apartment towers and the villa enclave.
Four addresses are on sale inside it: the six Riverside Crescent towers, the three Skyscape towers, the four Skyvue towers, which Sobha markets on their views of the Dubai skyline and the Ras Al Khor sanctuary, and Sobha Estates, a gated enclave of five- and six-bedroom villas and mansions. Names that sound alike belong elsewhere: Waves is in the original Sobha Hartland, Solis is in Motor City.

Hartland International School and North London Collegiate School Dubai both hold a KHDA "Very Good" rating in the 2025 – 2026 inspection cycle. Both stand inside the original Sobha Hartland, about 3 km away on Sobha's own location maps. Average annual fees run around AED 71,000-73,000 at Hartland International and AED 86,500-117,700 at North London Collegiate, depending on the year and the fee survey.
Brokers put Downtown Dubai about 9.8 km away, Business Bay about 10.2 km, Dubai International about 14.5 km and the Ras Al Khor Wildlife Sanctuary about 3.5 km, reached via Al Khail Road, Ras Al Khor Road and Al Ain Road (E66). There is no metro station inside the community; the nearest are Business Bay and Dubai Mall.
One- to four-bedroom apartments in the Riverside Crescent, Skyscape and Skyvue towers, plus eleven five- and six-bedroom villas and mansions in the gated Sobha Estates enclave. Apartments make up almost all of the stock; the villa enclave is a handful of homes at a completely different price level.
Every Hartland 2 project in our database is off-plan and under construction. Riverside Crescent started earliest and Skyscape and Skyvue most recently, so completion stages differ tower by tower - we check the current DLD status of the one you pick before you commit. Sobha describes its own model as "backward integration": design, construction and fit-out kept in-house.
